Our tenant check-in services ensures a smooth transition for landlords and tenants, documenting the property's  condition at the beginning of the tenancy. Before booking an inventory report please ensure that the property is completely ready and that any cleaning, decorating or other work planned has been done before we go to compile the inventory. When you are ready to book, we can collect the keys and arrange to meet your tenant at the rental property. Our process includes conducting a comprehensive inventory, reviewing the report with the tenant and obtaining their signature. Where feasible we will take the meter readings and oversee the handover of all property keys. The comprehensive check-in report is emailed to the agent/landlord within 48 hours.

Interim Inspection

Our interim report service offers a valuable solution for landlords and tenants during the tenancy. Scheduled at intervals suitable to your needs, these reports highlight any changes in the property's fixtures and fittings.

This proactive approach helps landlords identify damage caused by faulty equipment or potential mistreatment of furnishings. Interim reports also serve as an early warning system, allowing both parties to address potential liabilities promptly, avoiding any unexpected and costly problems that could escalate during the remainder of the tenancy.

Check-Out

Our tenant check-out services ensure a smooth transition for landlords and tenants, documenting the property's condition at the end of the tenancy.

We visit the rental property at the end of the tenancy. When booking a check-out report the tenant must have moved out of the property with all of their belongings and all cleaning under the terms of the tenancy to be completed prior to our visit, we will also require a copy of the original inventory report which was signed by the tenant at the start of their tenancy.

The property inspection involves assessing any variations between the current condition of the property and the details outlined in the initial inventory report (schedule of condition) created before the tenancy commenced. Our check-out report provides specific information on the overall condition and cleanliness of the property. We document any broken, damaged or missing items and when feasible record meter readings. If the tenant is present we will handle the return of keys which are promptly returned to the agent or landlord. The comprehensive check-out report is emailed to the agent/landlord within 48 hours.
